Land Use Committee Report – 1/6/2026

The Land Use Committee met on January 6 and took the following actions (see the report and watch the meeting video):

Approved

  • Special permit to amend two existing special permits for the Sunoco filling station canopy and signage (8-0) at 14 Elliot Street. No one spoke at the public hearing. “A councilor suggested moving the illuminated signage to the end of the canopy to reduce light trespass and to improve visibility from Route 9. Ed Negoshian, the petitioner, said he would accept that suggestion.” Petition documents Draft Council Order

Held

  • Special permit to construct a mudroom and entry landing, extending the nonconforming front setback and FAR (7-0, Councilor Golden Not Voting); 355 Walnut Street No one spoke at the public hearing. Petitioner asked for a postponement due to a scheduling conflict. Petition documents.
  • Special permit to raze existing structure and construct a three-story single-family dwelling exceeding the maximum FAR (8-0); public hearing continued. Committee requested revisions, including reduction of impervious surface and driveway width, detailed landscaping and tree plans, stormwater management and grading details, and consideration of overall building size and FAR impacts at 89 Redwood Road. A member of the public and several Councilors expressed concerns about the project setting a precedent and the impact on the neighborhood character. Petition documents.
